Ordering System Changes

Due to the changes in pricing structure, my online ordering and payment system is temporarily down.  I do expect to have it back up and running sometime in August and will send out a notice through the BBOR mailing list and remove this notice when that happens. 

To place an order, please call me at 812-583-0193 or send an  This e-mail address is being protected from spambots. You need JavaScript enabled to view it with the address and square footage of the propery, and the contact information of the seller if you wish me to schedule the appointment directly with the seller.  Please also indicate in the email any additional options you would like or specific instructions.

Invoices will still be sent via email, and credit cards are still accepted by phone.

With more buyers shopping for homes on the Web, photos and virtual tours are a must. There are many things you can do make your home shine on camera.

1. Understand the camera’s perspective. The camera’s eye is very different from the human eye. It magnifies clutter and poor furniture arrangement. To make a home shine in a virtual tour or video presentation, cater to the lens.

2. Make the home “Q-tip clean.” Because the camera magnifies grime, each room must be spotless. Don’t forget floor coverings and walls; a discolored spot on the rug might be overlooked by prospects during a regular home showing, but that stain becomes a focal point for online viewers.

3. Pack up the clutter. But leave three items of varying heights on each surface. For example, on an end table you can place a lamp (high), a small plant (medium), and a book (low).

4. Snap pictures. This will give you an idea of what the home will look like on camera. Closely examine the photos and list changes that would improve each room’s appearance: opening blinds to let in natural light, removing magnets from the refrigerator, or taking down distracting art.

5. Pare down furniture. Identify one or two pieces of furniture that can be removed from each room to make the space appear larger.

6. Rearrange. Spotlight the flow of a space by creating a focal point on the furthest wall from the doorway and arranging the other pieces of furniture to make a triangle shape. The focal point may be a bed in a bedroom or a china cabinet in a dining room.

7. Reaccessorize. Include a healthy plant in every room; the camera loves green. Energize bland decor by placing a bright vase on a mantle or draping an afghan over a couch.

8. Keep the home in shape. You want buyers who liked what they saw online to encounter the same home in person.

It is also very important to prepare adequate lighting.  Don't count on natural light to flood the room.  The best results will come from a well lit room and if it is a dreary day , we may need to rely on artificial light.  Make sure there are adequate fixtures or lamps with good, bright bulbs.

Extra effort in preparation will result in a more attractive tour.  Remember that this is your opportunity for your home to make an outstanding first impression.

Most importantly, rest assured that this will be a simple and quick process!  Although our priority is producing the best tour available, we also appreciate the value of your time.

Tips to determine how many VR panoramic scenes or still photos you will need:

  • Do you want a complete walk-through effect?  Even very small rooms look great with our equipment and software, so consider a VR panorama in every room and hall. (With panoramas in every room and hall and the interactive hotspot links in every scene, in full screen you have a truly amazing walk-through experience.)
  • Don't forget the front and back yard.  Show off landscaping!
  • Is the garage nice and clean?  People want to see the garage or other barns or buildings on the property as well.
  • Lots of room in the attic?  Show it off!
  • Is there a basement?  Even if not finished, people love storage and want to see lots of it!

Tips to determine the number of hotspots you will need:

  • If you want the complete walk-through effect, you will want to think about how many doorways are in each scene.
  • Are there any great details that you would like to highlight?  Think about architectural details such as:
    • crown molding
    • custom cabinetry
    • special lighting fixtures
    • counter tops
    • special flooring materials

Our online order process is simple.

  • Register - The link to register is located in the top left corner of every page on our site in the red band.  This is a simple process that works the same as most online registration forms.
  • Go to My Account in the menu bar - This link will only appear once you have logged in.
  • Click on Order a Tour - Read the intro, then fill out all required fields (indicated with an * ) and submit.
  • Review information on the screen, you will have the opportunity to go back and edit or proceed to payment processing.
  • Once your credit card is approved by the processing authority, there will be a link to finalize order.
  • You will be automatically be taken back to our site where you will receive a confirmation message.
  • If you wish to print an invoice, you can go back to My Account and click on View Invoices. 
  • You will also receive email notification of your order.
  • You will be contacted within 2 business days to schedule the photo session.

Before the photo session:

  • Review the recommendations for preparation with the homeowner. 
  • Follow up with the homeowner to make sure that all necessary work has been completed.

At the photo session:

  • It is recommended that you arrive early to do a walkthrough confirming that any necessary staging is complete.
  • Complete walkthrough with photographer to make sure that all desired shots are planned and listed.
  • Review order with photographer and discuss any necessary modifications.
You will receive a link to the tour within 3 business days.  Respond to the email or call to request any changes.  It is necessary to respond to the email for final approval.  The tour will be removed from our server if we get no response within 2 business days.  Once the tour is approved, the final link location will be provided and the tour will post to Realtor.com if this option is chosen.
